Conversion of Two Flats to One Family Home

Previously two separate one bedroom flats situated obscurely in a rural area of large family homes, this building has been subject to numerous unsuccessful Planning Applications by its previous owners to bring it in line with the surroundings. When our client approached us just after purchasing the property, Russell investigated the Planning history and identified the issues that were raised in the past, studied the surroundings and was then able to proceed to adapt the building in the most effective way. This approach enabled Planning Permission to be obtained to convert the building into a single 4 bedroom family home on the first attempt, with a high quality design.

Nursing Care Home Refurbishment

A well respected housing society client challenged us with refurbishing and enhancing their residential and nursing care home. We were delighted to work on this prestigious project which saw an 18 month build enhance the home with additional high quality residential rooms, coherent disability access throughout the existing and new wings, and a sympathetic design. The age and existing layout of the care home raised some interesting technical challenges; which were all resolved quickly and methodically by the excellent working relationship between the design team and the Contractor.

“I found the whole of the team at Caldotec to be very professional at all times. Their communication is excellent – constantly updating and keeping me informed of items within the project. I had weekly catch-up meetings onsite which were very useful with all actions raised being dealt with very quickly. I would have no hesitation in recommending Caldotec.” – Client

Single Storey Extension

This project, designed by Kathryn and project managed by Emma, was to reconfigure the ground floor and extend to the rear of our client’s chalet bungalow. A high quality finish was required throughout the property, emphasised by the kitchen fittings and feature wall in the new open plan kitchen/diner, warming design of en suite bathroom, and refined combination of materials used in the living room. The focal feature of the kitchen/diner design is the vaulted, pitched-parapet roof of the extension with the large, contemporary roof lantern allowing the room to be bathed in light.

“Caldotec worked with us as our trusted advisor through design, planning and project managing the works at our property over an eight month period. They took our thoughts for the changes to the existing interior and the extension and gave us some real innovative options which have given us a property that we adore. They handled all aspects of the planning which was seamless and more importantly for us painless. The project management was excellent with detailed project planning, agreed and met timescales and regular site meetings for us to attend and give input. The whole experience was professional and enjoyable and it continues as they have made several follow up calls to ensure we are still happy with the completed works.” – Client

Grade II Listed Public House

We have provided many architectural services to the owners of The Lamb at Angmering in recent years, which has proven both challenging and rewarding due to its Grade II Listing and key central position in the West Sussex village of Angmering. Liz designed this tranquil, multi-tiered, enclosed seating area to the rear of the gastro pub so that customers could make the most of the long Summer days. Russell designed and detailed the conversion of a cold and dark outside store room and public toilets into a stunningly high quality Letting Suite with a characterful En Suite Bathroom.

“We have had numerous projects to renovate The Lamb at Angmering, which was in a dreadful condition when purchased from Punch Taverns in September 2011. Liz Galloway has been a godsend to us. We have had renovation projects on the ground, first and second floors, leading to at least 8 applications to renovate. The last, to build onto our outside courtyard at the rear of our property which she successfully negotiated for us in August of this year. The build starts October end 2015. Her knowledge, her negotiating skills and her advice have all been outstanding and we have come to trust her judgement on all of the projects we have undertaken. A first class organisation and staff who know all of the minefields before you tread on them. Highly recommended.” – Client

Redesign of Family Home

We were approached to redesign this traditional looking bungalow to enlarge the spaces inside and provide a more eye-catching look to the outside. The theme used throughout really adds character to the building and creates more of a homely feel for the family. There was added pressure for this project to be delivered in a timely manner, as the works were to enable a family to adopt two new children into their family. We were able to respond to this pressure and create a family home that was widely deemed acceptable for the adoptions to go ahead.

“The team at Caldotec listened to what we wanted and delivered what we needed, when we needed it. On several occasions during this difficult project I felt that they went out of their way to help us meet deadlines and overcome difficult planning issues. They took a lot of the worry out of the project for us which was very much appreciated as we were new to building projects which required architects and planning. There were many times when we were very grateful we had been recommended Caldotec and I would strongly recommend them to anyone embarking on a redevelopment project. A huge thank you to Liz and the team.” – Client

Bungalow Refurbishment

We were approached by this homeowner client to completely remodel and refurbish the existing bungalow. The project was to convert the loft to provide two bedrooms and a bathroom, and extend to both the rear and the sides to enhance the ground floor living spaces. The resulting chalet bungalow is light, open, and finished to a high quality with a feature slate roof, attractive dormer windows and pristine white render.

“Friendly professional service. Always available to talk and deal with any issues that arose.” – Client

Conversion of house to office

One of our repeat, commercial clients approached us to convert a typical 1970s detached brick-built three bedroom house into an office space for their growing needs as a business, and a one bedroom flat to the first floor. The entire ground floor was brought up to the requirements of modern day Building Regulations to accommodate for three dedicated offices, a staff room with kitchen facilities, and wheelchair access to the main entrance. A new, dedicated entrance was included as part of the design to allow for signage. The first floor was converted to allow for a self-contained, one bedroom flat fully in accordance with the Nationally Described Space Standards.

Small Kitchen Extension

This was a project to refurbish and modernise various areas of an existing bungalow, adding an infill extension to link the existing dining room with the kitchen. The new space created a large open plan kitchen, dining and living room with concertina doors leading out onto the garden. The living room and guest en suite bathroom were also greatly improved with new contemporary fittings and finishes. The resulting bungalow is light, open, and finished to a high quality with a striking kitchen.
